Manager - Retail Leasing - Aldar Properties

JOB SUMMARY

Undertake the initiation and successful closure of Retail Lease negotiations across Aldar’s Retail Portfolio within pre approved strategy and financial parameters.

ROLES & RESPONSIBILITIES

As a member of the Retail Leasing Team, input to the Leasing strategy and financial targets of Aldars Retail Assets as required including but not limited to;

1. Input to the tenancy mix and gain approval from all stakeholders

2. Input to the income budget of the revenue stream for each asset as assigned.

3. Source appropriate tenancies on a strategic basis that fit the approved mix.

4. Initiate and enter into direct negotiations to Lease assigned Retail Asset in accordance with the pre approved strategy/mix and financial parameters

5. Receive/review and validate/approve retail concepts.

6. Prepare and issue Lease offers in the appropriate format such as Lease Offer Summary or Letters of Offer.

7. Oversee Lease Administrators in finalising all appropriate Lease documentation including all necessary Legal documents and the issuance of NTC’s to the Retail Deliver Team.

8. Follow up Lease offers/proposals to ensure timely turnaround of executed documents

9. Work with the Retail Delivery Team to ensure that shops open on time.

10. Manage and maintain appropriate reporting systems to ensure timely reports (weekly/monthly/or as required) to Senior management.

11. Maintain a comprehensive understanding of Regional retailers and their portfolios.

12. Originate/build and expand relationships with Middle East retailers.

13. Maintain and update client database.

14. Assist/co operate with follow members of the Retail Leasing Team in activities with the their projects

CAPABILITIES/SKILLS

Business Capabilities

10+ years in Retail Leasing including a minimum of 5+ years working in the UAE retail market.

Track record and experience with retailers both in the UAE and Internationally.

Retail leasing experience in super-regional malls, regional malls and community retail.

Competent to oversee the Retail setup of a retail establishment structuring individual objectives, managing performance, developing and motivating staff,

Skilled in leading a team in identifying new value added business opportunities using innovative concepts which can be converted into revenue generating opportunities aligned to the business objectives.

Proficient in setting-up leasing targets with the help of historic figures, economic patterns and demographic dictates in concurrence with finance and retail objectives.

Excellent knowledge of the total gamut of the international retail brands and exceptional relationship with the decision makers of the major retail groups / brand holders / Executives in the Middle East.

Well acquainted through international travel to keep abreast of retail initiatives and brand positioning strategies.

Capable of preparing the layout and outline of the retail facility, with the purpose of maximizing the rental and asset value of the project.

Excellent business relationship with the retailers in order to gain periodic market intelligence.

Experienced negotiator to ensure rentals are above the target rents, to maximize the asset value.

An inherent team player with remarkable skills for interacting successfully at every level of hierarchy.

Demonstrated skills in building and maintaining strong relationships with internal and external stakeholders

Excellent negotiation and persuasion skills

Flight Dispatcher

Responsible For:

- Responsible to the Manager Flight Dispatch for maintaining and planning safe and on-time flight schedules; forward planning to try to reduce disruption to the flight program and its possible impact on safety.

- Exercising operational control on a co-authority basis with the pilot-in-command, and for the joint responsibility of the safe efficient planning and monitoring of a flight.

- The developing, reviewing, authorizing, issuing and revising, as required, of the Operational Flight Plan for all flights inclusive of training and test flight operations, in keeping with Safety Regulatory.

- Performing Operational Flight Watch and for determining if changes to operational and meteorological conditions may affect the safety of flights within a prescribed area or on assigned routes, and for communicating those changes to the Pilot-in-Command.

- Analyzing operational and meteorological conditions to evaluate and determine the safest and most efficient minimum fuel requirement.

- Communicating to Air Traffic Control Services all Operational Flight Plan requirements.

- Resolving with Maintenance Department, the Pilot-in-Command, Flight Operations Management as required, problems caused by any aircraft deviation from standard which may limit or impact flight operational capabilities, and to communicate any operational limitations to the FOC Co-ordination and respective operating Branches, as required.

- Ascertain that all ground facilities required for the flights are adequate for the type of operation.

- Determine the conditions of the airport are appropriate.

Obtain weather forecasts and weather reports at destination and intermediate airports.

- Obtain regular NOTAMs summary and brief crew accordingly.

- Familiarize with current information concerning significant field conditions, route restrictions, irregularities of navigation aids, and changes in operational procedures.

- Send movement messages to destination stations after aircraft departure.

- Monitor flight form departure till landing at destination airport.

Subcontracts Administrator-1030133 - KBR Middle East

THE ROLE

Reporting to the Contracts Manager performs contract administration activities such as review and processing of monthly pay estimates and variations. Review design and construction claims and submit recommendations for negotiations or response.

MAIN RESPONSIBILITIES

· Prepare Expression of Interests and Tender documentation

· Facilitates & Document the Tender Process up to negotiations and contract signings

· Conducts commercial analysis of Tender documents and Clarifications

· Prepare and manage all aspects of developing contract documents with PDT, design consultant and cost consultant

· Responsible for contract administration of all design and construction contracts

· Responsible for evaluating and processing of monthly payment certificates of the consultants and contractors

· Responsible for evaluating and compiling Variation Orders and conversion of EI’s to VO’s

· Responsible for compiling award recommendations to support contract award and VO approvals

· Facilitates negotiation meetings with Contractors/Consultants

· Assist the Contracts Manager in developing Particular Contract Conditions or Amendments

· Advise, review & oversee RFP’s & Contracts produced by others (PMC’s/Contractors)

· Assist in reviewing and responding of design and construction claims

· Ensure all warranties, performance bonds and insurances are in accordance with the contract and client requirements

· Facilitates the design & supervision consultants, contractors and cost consultants in meeting project close out contractual requirements.
